In India also speculative buying has started for the last couple of years. It is no more end- users market . Already affordable housing is at crossroads. Both supply and absorption has come sown significantly. Developers are refraining from constructing affordable homes on the ground that profit margins are low and end user driven buying has gone down due to high prices and high interest rates. Today ,supply is heavily skewed towards luxury housing, mostly bought by Investors. There is a danger of property bubble developing.

sumit and sri ji , India has to be very careful about how its going to go forward , other wise what ever is happening with china today can and may happen with india in about 15-20 years where the country can get crushed under its enormous infrastructure which its building right now with current technology becoming obsolete in about 15-20 years , age old sanatani principal if you remember anyone who builds house leaves some unconstruted portion in the building where there is scope for further construction and development .you and sri ji can build a narrative and spread the word where we Bharat goes full steam in developing but leave scope for further development in future . so that people imbibe it and incorporate in their future plan and policy and so should Bharat.
The mortgage payments (in India know s as EMI) for most evergrande projects started before even the projects started! The developers then used that money to start other projects basically over leveraged, the bank loans that the developers took was used as well so 1 project while payments started and lump sum the banks disbursed to the builder. 2 mortgages on 1 property one developer and the other individual buyers
